How fees are calculated: Management fee is applied to gross platform payout (nightly rate plus cleaning fee), net of the platform's host service fee. Cleaning, maintenance, and consumables are billed at vendor cost. You receive a detailed itemized statement at month-end and your net is direct-deposited on the 5th of each month.

Book Free ConsultationNo. Our agreement is month-to-month with a 30-day notice period. Bookings made during our management term remain subject to our standard fee, even if the stay occurs after termination — we're paid for the work we've already done to secure the booking. Full terms in the listing agreement.
You pay zero management fee on vacant months — our compensation is tied to the revenue we generate for you. No bookings, no bill.
Most listings go live within 10–14 days of contract signing — assuming photos can be scheduled, your VHR permit is active or in process, and smart-lock install is complete.
Airbnb, VRBO, and Booking.com on every tier. Premium tier adds eligibility for invite-only luxury platforms (Plum Guide, Marriott Homes & Villas) where applicable. We also optimize for Google Vacation Rentals.
Cleaning fees are collected from guests at booking and used to pay the cleaning vendor. Restocking and consumables are billed at vendor cost — we don't mark them up.
Annual VHR renewals and TOT filings are included in Full-Service and Premium tiers. Essential clients can add these à la carte at $199/year and $29/quarter. Initial permit applications across any jurisdiction are $999 done-for-you (or complimentary self-guided), and included free with Premium.
Absolutely. The owner portal lets you block any dates you'd like, any time. We coordinate a turnover after your stay (charged at the owner-stay rate).
Direct deposit on the 5th of each month for the prior month's earnings, accompanied by a detailed itemized statement showing every booking, fee, and expense.
